After topping the monthly list seven years ago, a since-renovated house in Goochland’s Meadows at Manakin neighborhood made a repeat appearance last month as the highest-priced home sale in the region.
The 9,300-square-foot colonial-style house at 910 Merchant Lee Place sold June 24 for $2.36 million, above its May 18 list price of $2.29 million.
Joyner Fine Properties’ Susan Sadid had the listing and represented seller Anthony Sawyer, who paid $1.6 million for the house in October 2014.

Sawyer owns a Sport Clips franchise totaling 42 stores in multiple states, Sadid said, including several in Virginia and the Richmond area. Sadid said Sawyer is downsizing locally as his oldest daughter heads off to college.
County property records list the buyer as Susan Kemp. She was represented by Joyner agent Sue Farrell, who sold her previous home in Goochland’s Rivergate community.
The latest county assessment valued the 5-acre property at $1.71 million.
The house has been renovated since its last purchase.
Farrell said Kemp is an antiques dealer who was looking for a home with more space and privacy. She said the Merchant Lee Place house fit the bill with a wooded lot that shares access to a pond beside Dover Lake.
Sadid said the house went under contract the day it was listed with multiple offers made on the property. Showings started June 2 and the house was listed as pending two days later.
“We had multiple people interested, and we closed it in a matter of a few weeks, which is very unusual for that size property,” Sadid said. “I’d love to believe it was me, but I think it’s just a great market right now.”
The house includes a movie theater.
Farrell said Kemp’s offer needed to go over asking price to beat out the competition and seal the deal.
“Ours was just a cleaner, little bit higher offer, and it just turned out perfectly,” Farrell said. “It’s a gorgeous renovation that Susan’s client did that really touched on every level of the house.”
Built in 2006 and designed by Powhatan-based W.L. Stinson Custom Homes, the four-level brick house totals six bedrooms, six bathrooms and three half baths. An elevator provides access to every floor, and the house includes a movie theater, a lower-level suite, five gas fireplaces and a three-car garage.
The lower-level includes a guest suite.
Smart-home technology is integrated throughout the house and property, which features a 20-by-40-foot heated saltwater pool, two outdoor kitchens, a cabana and multi-tiered patios with views of the pond and lake.
“The house is in a very private spot in the Meadows, but it feels like an international resort in the backyard,” Sadid said. “To me, that was the showstopper.”
While the house ended up going to a local buyer, Sadid said many of the offers she received came from out-of-towners up the East Coast.
The property includes a heated saltwater pool.
“That’s something that’s been very different the last year or two, where we’re seeing such a big influx of luxury buyers coming from the coast — New York, Boston, D.C.,” she said. “It’s good to see for Richmond, that we’re on the radar.”
The house was one of two sales last month that topped $2 million. Rounding out the top five were, according to the Central Virginia Regional Multiple Listing Service:
